Sound familiar?

Leasing runs on texts, folders and memory.

Inquiries asked one by one

“Available pa po? Magkano per sqm?” answered by hand, often hours later.

Viewing no-shows

You open the unit, the prospect doesn’t come, and nobody followed up.

Paper applications and leases

IDs, permits and contracts in folders, with missing pages at signing.

Chasing rent every month

Computing rent, dues and utilities per unit, then texting reminders and matching deposits.

Repairs lost in group chats

Aircon and leak reports buried in Viber, with no record of who fixed what.

Renewals noticed too late

A good tenant leaves because no one offered a renewal three months ahead.

The tenant journey

Eight steps, one system, from first inquiry to renewal.

Every unit and every tenant follows the same path. Each step has its own tool, and each one feeds the next, so nothing is retyped or forgotten.

The hub

Every lead in, every job out.

Inquiries from anywhere land in one place. The hub runs the leasing work behind them, so a signed lease updates the unit board, the billing list and the owner report at once.

Billing & collections

Bills go out by themselves. Payments match by themselves.

  • Every unit is billed on the same day, with rent, dues and its own submeter reading.
  • Tenants pay by GCash or bank from a link, and the proof is matched to their bill for you to confirm.
  • Reminders go out before and after the due date, politely, without you texting anyone.
  • Commercial tenants’ 5% withholding and Form 2307 are tracked, so year-end isn’t a scramble.
Tenant portal

Tenants serve themselves. You get fewer calls.

Each tenant gets a simple portal on their phone, no app to install. They see their balance, pay, request repairs and download their lease and receipts.

FAQ

Questions owners ask us

We have paper leases already. Do we start over?

No. We scan your current leases, and the AI pulls out the term, rent, escalation and deposit for each unit. New leases are then signed digitally.

Can tenants still pay by check or PDC?

Yes. PDCs are logged with their dates and bank, and you get a reminder before each deposit date. GCash and bank transfer are added as easier options.

How do you handle 5% withholding tax from commercial tenants?

Each bill shows the gross rent and the expected withholding. When a tenant pays the net amount, the system notes the 2307 still due, and tenants can upload it in the portal.

Do brokers get access?

Brokers can see vacant units and book viewings for their clients. Their referrals and commissions are tracked, without access to your tenants’ data.

We manage apartments, not commercial units. Does it fit?

Yes. The same steps work for apartments, condos, boarding houses and dorms: listings, viewings, leases, monthly billing, repairs and renewals.

How long does setup take?

About two weeks for Starter and four weeks for a full building, including loading your units, tenants and current leases, and training your staff.
